
Errors and Omission
Due to the high cost, many property management companies
do not carry errors and omission insurance for the management side of
their business. If the management company does make an error and they
do not have insurance to cover such a case, you as the property owner,
risk becoming the defendant in any resulting lawsuit. The management
company acts on your behalf and should be covered against human error.
Although we have never used it, Deschutes Property Management carries
a very generous policy to protect us and our property owners against
such instances.
Personal Showings
Many property management companies are short on staff,
and hand out keys to your property to anyone that walks in their door.
At Deschutes Property Management we obtain a copy of photo identification
of all prospective tenants and personally show every property. After
hour showings are accomplished with the owner's prior approval to release
a key to the tenant after obtaining valid photo identification.
Broker in House and Licensed Office Manager
Three types of real estate licenses allow a person to
manage your property. Brokers License, Sales person License, and a Property
Management license. Having a Broker in-house assures you that your property
is being managed by someone who has passed a salesperson and broker
examination and has a minimum of three years experience. At Deschutes
Property Management we have a Designated Broker and two licensed Property
Managers to oversee the management of your property.
Dedicated Maintenance Coordinators
Most management companies expect their property managers
to juggle maintenance, cleaning and repair issues with all of their
other duties. At Deschutes Property Management our staff includes two
dedicated maintenance coordinators.
Our maintenance coordinators compiles and reviews proposals from prospective
contractors, arranges and schedules all cleaning, coordinates maintenance
and repair work, and monitors the work done to ensure it is performed
in a professional manner. In addition, we only use contractors who are
bonded and licensed through the Oregon State Contractors Board, as required
by law.
Oregon Rental Housing
The Oregon Revised Statutes dealing with Residential
Landlord/Tenant Laws were introduced in 1973 and were heavily debated
before the legislature by both representatives of Legal Aide of Oregon
and Landlords. One result of the legislation was a major change in the
way landlords were to handle the business of providing rental housing
in the State of Oregon. Another major result was the formation of a
statewide organization to represent Landlords. Deschutes Property Management
is an active member of this association.
