Common Maintenance Issues

Please take a moment to look over this list of common maintenance issues that you can correct before contacting the office to report issues.
Contact the water company to be sure service is on and hasn’t been interrupted temporarily.
For electric water heaters, try flipping the breakers on the electrical panel. Also, you may need to remove the upper and lower small panels to push the reset button on the tank itself. For gas hot water heaters, check to see if the pilot light is lit. If the pilot light is out, please refer to online sources to relight the pilot light, or complete a maintenance request for further clarification.

Be sure the batteries do not need to be changed. Next, check to see if re-programming is necessary – this can be researched online by searching the manufacturer’s name.
Check that the sensor eyes are aligned. They must be pointed directly at each other to function properly. Check to see if the open is locked either manually on the actual garage door or on the wall switch.
Check to see if all GFI switches in the kitchen and surrounding rooms are reset. Also, most garbage disposals have a red reset bottom on the bottom of them that may need reset. If this does not work, try using an Allen wrench on the bottom of the disposal unit, turning clockwise to clear out debris. Most service calls for garbage disposals are found to be caused by misuse, so it is important that you try these tips prior to our sending a handyman.
